The Seller Experience

Selling a property, especially if it is your home,  can be smooth and easy in a lot of cases.

Well planned ventures are usually the ones that seem less complicated, because if the unexpected happens, the other details are already taken care of.

From my first consultation with a seller, I believe in educating the owner about the market, how price is arrived at, what market value is, what the seller must provide to the buyer, and important negotiation factors in the transaction.  Here are important review points:

  • That working with a REALTOR® means working with a professional guided by the Code of Ethics which requires protecting and promoting the interests of their clients.
  • Discussing the services provided by the REALTOR® including marketing, interaction with buyer's agents, preference on showings and open houses, and purchase agreement negotiation.
  • REALTOR® market familiarity.
  • What is included in the listing contract, and broker compensation.
  • Asking price based on the local market which is an appropriate fair market value which will attract qualified buyers.
  • Marketing methods to reach potential buyers in your marketplace.
  • Strategies to use to attached buyers and best offers, what choices the seller may have.
  • Preparation of the home to attract buyers and get the best offer price.
  • How are prospective buyers vetted and evaluated financially.

These are other things are important to review with you, the seller, at the consultation and then again at the time the listing contract is reviewed and signed.
